Pocket Living was founded in 2005 with a mission to develop affordable homes for the millions of young, middle-earning Londoners who contribute to their city in so many ways but can't afford to buy. They call this demographic ‘city makers’.

City makers earn too much to be eligible for social housing and are priced out of the private market. They need a new solution to get on the housing ladder to prevent them leaving London all together and eroding the economy of our Capital.

That solution is the compact 410 sq. ft. one bedroom affordable Pocket home. It is always priced at least 20% less than market value. It is only sold to first time buyers who live or work locally and earn under the Mayor’s affordable salary cap. This ensures that the homes are prioritised for local people who really need them.

The Pocket product is affordable but 100% owned, which sets them apart from other affordable housing products. The discount of their homes sets them apart from the open market. They sit happily in between; a private developer creating an affordable product that is hugely needed across urban centres.

Good timeless design, no gimmicks and maximising the feeling of space is key to all Pocket Living does.

Pocket Living has established pioneering working relationships with key partners, from both the public and private sectors:

  • The GLA have supported Pocket Living since 2013. In 2017 the GLA and Homes England came together with Lloyds Bank to deliver a unique funding package worth over £200M.
  • Related Companies is a pioneering real estate company based in New York, with a 50% strategic investment in Pocket Living. Related has a background in affordable housing, and has delivered a wide range of developments across the US
  • In 2018 Pocket announced partnerships with TFL to deliver affordable housing on land that would not otherwise have come forward for development.
  • Pocket also announced a partnership with Optivo, their first joint venture with a housing association, to develop a 100% affordable housing development at Addiscombe Grove in East Croydon.

In 2017 Pocket Living launched Pocket Edition, 2 & 3 bed open market homes that sit alongside the Pocket apartments. Widening their product range, these apartments take the good design and space-saving features from Pocket, but are available to purchase by anyone.
